Three dark summers

The Madison Square Garden stadium is being transformed using a phasing plan that means construction operations do not interfere with the venue's ongoing events. Turner Construction Company reports

 

In April 2009, Turner Construction Comapny was awarded the pre-construction contract for the Madison Square Garden Transformation and worked for a year with the design consultants BBB as well as the mechanical and structural engineers. To co-ordinate its work around the Garden events, Turner worked very closely with the MSG Operations team developing a phasing plan that would allow the construction operations to happen around the MSG entertainment events in this ‘live’, occupied facility.

The majority of the work is being completed in three ‘dark’ summers, starting as soon as the Rangers and Knicks seasons are over. During the dark summers, there is only four months to perform eight and a half months of work. To mitigate the project, Turner received approval to perform back-of-house work in season, around the events. The dark summer schedule requires 20 hours a day, six days a week, with Sundays as needed. There are 100 construction workers in each off-season, with peak manpower in each summer about 2,200 workers.

Dark summer of 2011 included several features. The lower seating bowl was renovated with new vomitories for better fan circulation. The upper seating bowl on the east and west sides was demolished and replaced with new, wider concourses. The west suites were gutted to create a new 10,000ft2 West Balcony Party Deck with all new seating and concessions. The main-level concourse was gutted and made wider with more concessions, restrooms and team stores. New event level suites were added, the new Delta Sky360 Club opened, and new Knicks and Rangers locker rooms were built.

Dark summer of 2012, scheduled for completion by October, will include the demolition of the north and south upper seating bowl, including all concessions and skybox suites. The installation of new rakers and raising the roof 10ft will allow for new seating, suites, concessions, and specialty areas.

Dark summer of 2013 will be completed by October. This phase includes the demolition of suites on the level east to create a new 10,000ft2 east balcony party deck. The installation of two new, ceiling-hung, 500-capacity Chase Bridges will connect the west and east party decks on the north and south sides. The ice floor will be replaced, the main entrance will be renovated, a new centre scoreboard and ribbon boards will be installed, and the completion of new sound and video systems will complete the project.
